Construction Supervision by Oktopaz: Vaider Group Paracin

Our new client is the Swiss Vaider Group, a dynamic and diverse organisation with a strong presence in the glass industry. The group operates in the glass packaging industry, with marketing and business services related to glass and raw materials trading for glass production.

The Vaider Group owns the Serbian glass factory in Paracin. The group decided to modernise production by building a new production furnace. It will strengthen its position in the packaging glass market for the food and beverage industry.

Our client received a building permit to overhaul the furnace and existing production lines, following technological requirements and the goal of increasing production.

The contractor is demolishing the existing furnace, which has a capacity of 230 tons per day and a working life of 8-10 years, to replace it with a new furnace boasting a capacity of 280 tons per day. In addition, the contractor is replacing the output channels from the furnace – feeders and IS machines equipped with moulds for shaping the hot mass. The plan is to replace the existing four production lines with three. These lines consist of glass reheating furnaces – chambers for gradually cooling glass products – and machines for inspection and sorting.

Construction supervision by Oktopaz for this project encompasses architecture, building materials and structures, water supply and sewerage, fire safety, medium and low voltage electrical systems, and mechanical building services.

On this occasion, Biznis.rs magazine published an interview with director Dragan Popovic. Since the interview only appeared in the printed publication “Fast-growing Companies,” we have enclosed it below.

BIZ: Tell us more about your business.

OKT: Clients in the field of real estate construction do not need to be professionally qualified to manage an investment project. Moreover, they are often experts from other industrial fields. That is why they hire consultants who participate in the project, protecting the client’s interests. Part of these consulting services, such as construction supervision and health & safety coordination at work, is mandatory according to Serbian legislation. Our umbrella service is, therefore, project management on behalf of the client, who is planning the facility’s construction. Our other services can be part of project management or independent: construction supervision, due diligence, design management & technical control, technical inspection and acceptance, health & safety coordination, and lender’s supervision.

BIZ: What was the decisive factor in the accelerated growth of your company – was it innovation, a specific market, or a unique product/service?

BIZ: What were the key market drivers, and what crucial obstacles must you overcome?

OKT: Today, the market is stable, and there is a lot of construction work, which is the primary market prerequisite for the successful performance of a consulting company in real estate development. Construction Supervision by Oktopaz: Schott Pharma Jagodina

Our client, a prominent leader in the German pharmaceutical industry, is launching an exciting new project in Jagodina. Schott Pharma belongs to the multinational glass company Schott, which specialises in glass and glass ceramics.

Schott Pharma has one of the broadest and most advanced manufacturing programs for pharmaceutical syringes, cartridges, vials and ampoules in the injectable drug market. Our client produces more than 13 billion medicine containers every year.

Having decided to build a production facility for vials and ampoules in Central Serbia, this renowned company entrusted Oktopaz with construction supervision and health & safety coordination.

The contractor will implement controlled conditions for a segment of the production process. Consequently, the designer envisaged the production area according to clean room principles. It includes air barriers for personnel and material. Particle contamination control is ensured, with proper separation and control of the flow of employees, raw materials and finished products.

When entering the cleanroom area, the employees pass through dedicated passages (air barriers). Material passages provide the entry of materials and the exit of the finished product. In addition, specific Pass-box-type passages allow the transportation of smaller packages of materials, documentation, or waste.

Construction Supervision by Oktopaz: Villa Roma Belgrade

Roma Company sells paints, varnishes, wallpapers, adhesives, and tools for construction finishing.

The company is building a residential complex in Senjak, Belgrade, focusing on high housing standards.

The building’s design maximises sunlight for living rooms, facing a sunny courtyard with a pool and green gardens.

The eastern side has a green courtyard from a preschool and King Peter’s house, built in the 19th century.

Light is strategically placed in rooms for changing visual effects during the day, following bioclimatic principles.

The designer uses light materials with warm and cool colours to create a cheerful, elegant, and relaxing atmosphere.

Oktopaz leads construction supervision. We cover architecture, building materials, water & sewage, electrical, and mechanical installations.

Construction Supervision by Oktopaz: Feka Automotive Cuprija, Phase 2

Our old client, the Turkish company Feka Automotive, is undergoing the renovation and extension of its production plant in Cuprija.

During the construction of the factory in 2020, Oktopaz led construction supervision and health & safety coordination and provided advisory services.

With this, we started a new construction supervision on a project in the field of the automotive industry.

Founded in Bursa, Turkey, in 1988, Feka Automotive works in the automotive industry as a tier-1 supplier, producing lighting and mirror components. Large automakers like Toyota, FCA, VW, Porsche, Skoda, Renault-Nissan, PSA, and Ford are their main customers. Feka Automotive has around 850 employees and facilities sized 23,000 square meters in Turkey.

With Stellantis, Feka Automotive has agreed to begin producing parts for electric vehicles in Kragujevac (central Serbia) in 2024.

With the planned renovation and extension, our client will increase production capacity in injection moulding plastic components and assembly of finished components. Raw materials in production, in the form of granules, enable reprocessing and recycling.

Construction Supervision by Oktopaz: CTP Kac, Phase 2

Oktopaz has started working on a new project in Kac near Novi Sad. Our client, the Dutch company CTP, is expanding a business and warehouse complex under construction. This second phase includes the construction of a production and business facility with accompanying buildings, internal roads and parking lots.

The first phase of construction is still underway.

The new facility consists of three functionally separate parts. Two parts, with associated office premises, are intended for storage. The third part will serve the production of components for the automotive industry. Each building part has an administrative zone.

Most of the building is on the ground floor. The first floor is not large, and the administrative areas are two-story.

The gross construction area is over 33,000 square meters.

As in the first phase of construction, Oktopaz renders construction supervision and health & safety coordination. Construction Supervision by Oktopaz: Magna Seating Aleksinac, Phase 2

It’s all about reliability and trust.

During the construction of the Magna Seating company’s production facility in Aleksinac (2020 – 2021), Oktopaz rendered construction supervision and health & safety coordination. The recent canopy construction got us in the same role. Finally, Magna decided to expand its capacities (Phase 2), so our cooperation continued to our mutual satisfaction.

Phase 2 involves the extension of the production hall and porter’s lodge. Magna will expand the production hall on two sides. To improve the health care conditions of employees, Magna will extend the clinic.

Construction Supervision by Oktopaz: CTP Kac

We continue our successful cooperation with CTP on a project in Kac near Novi Sad, where this Dutch company is building a business and warehouse facility. It will store consumer goods.

The base of the building is rectangular. The contractor will construct truck access docks at the longitudinal facades. The building is one-story, except for the parts near the entrance, containing a gallery. The gallery houses admin rooms, with accompanying social areas for employees. Together with auxiliary buildings, the gross construction area is over 24,000 square meters.
