Construction Supervision by Oktopaz: CTP Kac 2

Oktopaz has started working on a new project in Kac near Novi Sad. Our client, the Dutch company CTP, is expanding a business and warehouse complex under construction. This second phase includes the construction of a production and business facility with accompanying buildings, internal roads and parking lots.

The first phase of construction is still underway.

The new facility consists of three functionally separate parts. Two parts, with associated office premises, are intended for storage. The third part will serve the production of components for the automotive industry. Each building part has an administrative zone.

Most of the building is on the ground floor. The first floor is not large, and the administrative areas are two-story.

The gross construction area is over 33,000 square meters.

As in the first phase of construction, Oktopaz renders construction supervision and health & safety coordination. Construction Supervision by Oktopaz: Magna Seating Aleksinac, Phase 2

It’s all about reliability and trust.

During the construction of the Magna Seating company’s production facility in Aleksinac (2020 – 2021), Oktopaz rendered construction supervision and health & safety coordination. The recent canopy construction got us in the same role. Finally, Magna decided to expand its capacities (Phase 2), so our cooperation continued to our mutual satisfaction.

Phase 2 involves the extension of the production hall and porter’s lodge. Magna will expand the production hall on two sides. To improve the health care conditions of employees, Magna will extend the clinic.

On this project, Oktopaz renders construction supervision and health & safety coordination. Construction Supervision by Oktopaz: CTP Kac

We continue our successful cooperation with CTP on a project in Kac near Novi Sad, where this Dutch company is building a business and warehouse facility. It will store consumer goods.

The base of the building is rectangular. The contractor will construct truck access docks at the longitudinal facades. The building is one-story, except for the parts near the entrance, containing a gallery. The gallery houses admin rooms, with accompanying social areas for employees. Together with auxiliary buildings, the gross construction area is over 24,000 square meters.

On this project, Oktopaz renders construction supervision and health & safety coordination. Technical Inspection & Acceptance by Oktopaz: Hansgrohe Valjevo

The German company Hansgrohe has built a faucets production facility with accompanying storage space and offices in Valjevo. Bringing the construction of the first phase to an end, the renowned client hired us to accomplish the technical inspection of the facility.

Hansgrohe is one of the world’s largest suppliers of shower heads, hand showers and faucets, alongside competitors such as Grohe and Kohler (Wikipedia).

Construction breaks down into 3 phases. The nine-member Oktopaz Committee for technical inspection will initially deal with the first phase. It includes the main and auxiliary buildings with a total size of over 21,000 square metres.

As reported in the media, the total investment is worth 85 million euros, and the factory will employ up to 1,000 workers.

Construction Supervision by Oktopaz: Magna Seating Aleksinac (Canopy)

It is a pleasure when an old client hires us for his new project. Magna Seating is one of the largest automotive suppliers in the world.

During the construction of the Magna Seating company’s production facility in Aleksinac (2020 – 2021), Oktopaz provided construction supervision and health & safety coordination services (read more).

The company Magna Seating has started the construction of a canopy next to the existing facility. And this time, Oktopaz provides services of construction supervision and health & safety coordination, proving that it achieves relationships of mutual trust with its clients.

The canopy, with a base of 25 x 14 meters, is 7 meters high. Oktopaz will supervise earthwork, concrete, reinforcement, locksmith, roofing, sheet metal, and electric power works.

Construction Supervision by Oktopaz: CTP for Nidec Elesys Novi Sad

The completion of the production complex for the Japanese company Nidec, with an area of about 27,500 square meters, coincides with the start of construction on the neighbouring plot. The beneficiary of this new business and production complex will be Nidec Elesys. This new business of Oktopaz is a continuation of the successful cooperation with our renowned client, the Dutch company CTP. It is the leading owner and operator of business and industrial parks in Central and Eastern Europe. CTP is the leader in the industrial real estate market in Serbia.

During the construction of the Nidec Elesys factory, Oktopaz renders construction supervision and health & safety coordination.

In this complex, Nidec Elesys will produce components for the automotive industry. The complex consists of a production facility with a warehouse of raw materials for production, administrative part and auxiliary facilities, such as a porter’s lodge and underground retention for receiving rainwater. Providing new jobs, this factory will contribute to the development of the automotive industry in Serbia.

The size of this building is about 19,000 square meters. Assembly elements made of reinforced and prestressed concrete form the skeleton of the structure of the building.

Construction Supervision by Oktopaz: Kolektor Etra Barajevo

Kolektor Etra, our Slovenian client, has a rich tradition in highly specialised industrial production. The Serbian subsidiary, founded back in 1946 and owned by the client since 2018, produces and overhauls oil-filled power transformers.

Our client decided to build a business-industrial facility in Barajevo near Belgrade. The principal purpose of the facility is product testing. Oktopaz leads the construction supervision and health & safety coordination at work on this project.

The first part of this two-storey building is a production hall, serving for testing and control of products. The facility has two cranes with a capacity of 5 and 70 tons. The other part of the building is the administration, where there are wardrobes and locker rooms for workers, a kitchen and an exhibition space for clients. Ancillary facilities are a porter’s lodge, a substation and a distribution plant. After the testing and control, the cranes lift heavy goods and transport them to the plateau by the facility for truck loading.

The structural system of the building is reinforced and prestressed concrete. The system is designed predominantly as a prefabricated one, formed by reinforced columns on which the main beams and purlins of the roof structure and the floor slab structure lean. The steel construction is in the facade area, crane girders, and roof bracings.

1. As an expert in the field of construction, please tell us what the purpose of construction supervision is and how does supervision work

Construction supervision in Serbia is mandatory. It achieves the following:

  • Ensuring that construction takes place according to the appropriate permits, approvals, and design, and taking timely measures if a deviation occurs
  • Quality control of works
  • Control of application of regulations, standards, and quality norms
  • Control and verification of the quantities of performed works, or the degree of completed items, if stipulated so by the contract for construction supervision with the client
  • Check whether there is evidence of the quality of materials, equipment, and installations (attests, certificates, test reports, etc.)
  • Resolving other issues per legal regulations

2. How does the construction supervision work? How many visits does it make, or does all this depend on the concrete project?

Oktopaz conducts construction supervision with a multidisciplinary team of experienced engineers who possess appropriate licenses per applicable regulations. The number of supervising engineers, the disciplines they cover, and the length of their work on the construction site, i.e. the frequency of site visits, are determined by analysing each project individually.

3. To what stage of construction do you recommend that the supervisor participate in construction?

The construction supervision performs its tasks until the completion of construction. A final walkaround of the facility is performed, based on which we create a snag list. This list contains deadlines for eliminating deficiencies.

Upon completion of the works, the construction supervision, client and contractor sign a statement confirming that the as-built conditions are equal to the designed ones. It is a necessary document for the client to obtain a use permit.

Construction Supervision by Oktopaz: CTP for Nidec Novi Sad

Our client, the Dutch company CTP is the leading owner and operator of business and industrial parks in Central and Eastern Europe. CTP is a leader in the industrial real estate market in Serbia.

The factory under construction for the Japanese company Nidec in Novi Sad, where Oktopaz leads construction supervision and provides health & safety coordination at work, will produce electric motors for power steering and drive motors for hybrid vehicles in the first phase. When production reaches full capacity, this factory will provide between 1,000 and 2,000 new jobs and contribute to the development of the automotive industry in Serbia.

With an area of about 27,500 square meters, this production complex consists of an administrative building, a production facility, and auxiliary facilities (a pumping station, porter’s lodge, canopy for municipal waste, etc.).
